  • HomeBuyers Survey

    Also known as a Level 2 or Home Survey, this is the most common pre-purchase condition report, a HomeBuyers is designed to give you the most important information in an economical format.

    The identification of essential/urgent items and future maintenance liabilities allows you to have a good grasp of the situation, providing you with the added reassurance that this property can meet your needs.

    This survey is best suited to simpler, more modern properties that are in reasonable condition.

    The report is broken down into several sections which describe the exterior and interior of the property, the services and grounds, including any outbuildings. Photographs are provided throughout the report as an aide to the findings presented.

    Building Surveys

    Also known as a Level 3 or Structural Survey, this is the most detailed form of survey best suited to older, more complex properties.

    Older buildings often have a more interesting history: they’ve often been extended, sometimes on multiple occasions and they’ve often been repaired using different materials and techniques throughout the centuries that they’ve witnessed. This is in addition to further complexities such as a building being Listed or having changed use in part or whole.

    A Building Survey allows for the increased time needed to carry out a more detailed survey of the structure, reflect upon our findings and then detail them in the report.

    The report follows the same format as a HomeBuyers report, with a corresponding increase in the detail of explanation, number of photographs, etc.

  • Structural Movement

    Specific Defects

    Often commissioned by homeowners to identify the cause of a specific issue. The range of defects can vary greatly but regularly concerns dampness, rot and timber pest decay, and structural movement.

    The investigation seeks to confirm the extent and severity of the issue, before making recommendations as to how best to proceed.
